I don't call it property management, I call it behavioral management.
My tenant predictions are based on 41plus years of tenant behaviors. If the tenant starts flipping the cards of behavior at me, I'm ahead of their card playing game before they even call me to rent, I know and understand the behaviors and apply that skillset to property management.
All the tiny details that can turn your property into a mess if left by just being a care taker. I have always said, there is more to property management then being a care taker.
A fun definition of tenant authenticity is how a tenant behaves when there is no chance of eviction punishment.
When I evict and its seldom, I don't care about feelings or emotions or if related to me. I will NEVER allow friendships or family come between me and the management of a rental property, that's the standard.
I don't play the game unless
I know I'm going to win.
